What house plans are available?

Are custom homes more expensive?
A custom home is more versatile, as the Homeowner selects the features and elements that are most important for their home! What often makes custom homes more expensive, is items or features that are selected beyond what is being offered - Builders that adhere to their Specs often purchase these items in Bulk and any changes beyond that will cost more (if this option is even offered). With Western Modular Homes, we work with you and the costs of your selections are transparent. This allows you to build a home with all of what you need, and more of what you want.
What options are available?
At Western Modular Homes you can have virtually anything you desire. These selections include cabinetry, flooring, countertops, trims, colours, accents, bath and lighting fixtures, fireplaces, and exterior finishes. We do not have “fit & finish packages” or “finishing levels”; with us you select materials from our numerous suppliers to ensure you get exactly what you want.
How long does it take to get a home?
Homes can take as little as nine weeks of actual construction at our location before they are ready for delivery. If you need something sooner, we may have inventory or show homes for sale with quick delivery options.
What’s the difference between “Modular” and “Manufactured”?
Modular homes are also known as prefabricated, prefab, or factory stick-built homes, they are constructed in 1 or more modules and are designed for permanent placement on a homeowner’s property. They are designed and built to meet the code of this specific location. They are built with the same quality materials as a site-built home.
Manufactured homes are also known as single-wide, double-wide, triple-wide, sectionals or mobile homes, they are always a single “story” and are designed for delivery via tractor trailer to be moved easily. They are designed to meet the code of a broad region and sold via a dealer or distributor within that region. They are designed for placement in a manufactured home community or on a piece of property. They are built with varying qualities of materials, as they are mass produced and often start with finishes like vinyl wallboard and battens. Manufactured home companies often accept “trade-in’s” and often own, or can arrange, for a lot purchase or rental within a Manufactured home community.
What is additional to the actual factory construction?
The extent of the additional work is dependent on the site and the home’s design. We can work with you to determine what the total cost of your project will be. Some items are not applicable to all homes:
Work that must occur on site such as installation of the Foundation (Basement, Crawlspace, Screw piles, or Grade Beam), Site Services and Utility Connections (water wells or municipal water and connections, septic systems and connections, Gas lines and connections, other utilities such as electrical and telecommunications, landscaping, driveways and road access, etc.)

Crane costs and Delivery costs
Stairs
Appliances *
Garages *
Decks and railings *
Eavestroughs and downspouts
Parging or Skirting
Heating systems (furnace, ducting, etc.) *

*If not already installed at factory. Appliance Packages, Garage Packages, and Decks and Railing materials can be provided for homeowner construction and installation.
Do you have a price list of all your models? OR How much a Square Foot?
This is one of the most controversial subjects and we understand that most people who ask us for pricing are trying to plan ahead or to try and price comparison between Builders:
Any company that can provide you with a “price list” has pre-determined the following: the design of a home, the method of construction for a specific foundation type, and the materials (Specs) they will build your home from. This is more of a catalogue shopping experience and is the opposite of custom building! In addition, the “Specs” or “Specifications” which differ from Builder to Builder, can have a major impact on the cost of a home!
Every home that WMH builds is designed with the homeowner - from the home's layout, foundation type, materials it's constructed with (Specs), its features and options are determined by the homeowner to meet their lifestyle and budget. As with any project, it is best to determine your budget at the early stages of Planning.

How much does Western Modular Homes do?
Our specialty is constructing the home at our location, transporting it to your site, and finishing it. When completed your home will look and feel like any well constructed on-site built home. Once you’ve arranged for your home’s permanent heat, water, and light to be installed and inspected, contact us to arrange for your site finishing. Site finishing takes approximately 10 days per module to complete.
Do you offer financing?
Financing is obtained the same way as other new construction and site-built homes, through your bank. It’s best to reach out to your bank to confirm your approval amount at the beginning of your Planning Process. Western Modular Homes can refer you to our dedicated mortgage broker through the ATB to help you with securing financing for your new home.
Where does Western Modular Homes deliver to?
We are located in Nisku, Alberta, but have the ability to deliver to wherever the road may lead. Costs are calculated for each destination, along with transportation permit requirements based on the specific home we are building for you. We have homes throughout Alberta, British Columbia, Saskatchewan, and the Northwest Territories.
What type of foundation is required?
We have designed homes to be placed on basements, crawlspaces, grade beams, and screw piles; we will help you to determine which foundation is best for your property. Your home’s foundation depends on the type of soil at your site, environmental considerations such as high-water table, climate, and your budget.
If you were planning on a slab-on-grade foundation for your home, we want to be clear that modular construction requires space between the ground and the subfloor to allow installation and access to pipes, air ducts, etc. just like a site-built home.
How will my home be set on my foundation?
Homes placed onto a basement or crawlspace foundation and 2-storey homes are off-loaded using a crane; we are happy to arrange a crane within service range of your site if you do not have a specific company you prefer. If a home is to be set on pilings or grade beam, it is common to not require any additional equipment.
